Investment Summary


1. PORTFOLIO: The current size of the portfolio is $7.5 million. We seek to double the size of the portfolio.
2. MONTHLY INCOME: The monthly income is paid to you prior to any compensation payment to management. It is guaranteed by over $3,500,000 of the founder's own capital. Monthly income is not dependent upon loan portfolio performance. Return is guaranteed by over $3,500,000 of the founder's own capital.
3. SAFETY: Castle Commercial Mortgage, Co has been funded by $3,500,000 of the founder's capital. Investors will receive a preferred monthly income on their investment before management receives incentive compensation. Books and records of CCM will be open for inspection by the investors during regular business hours. Company financials will be mailed monthly.
4. LIQUIDITY: CCM writes its mortgages on the term of between 1 months and 6 months. Therefore, Investors must give CCM 30 day notice of their desire to liquidate and receive return of their funds. Investors will receive a minimum of $100,000 per month return of capital upon request.
5. LOAD: No commission is being paid to any person for the capital raised.
6. BUSINESS PLAN: CCM makes small commercial loans secured by 1st deed of trust on Colorado real estate. These are special circumstance loans which require fast funding, repair or remodel of collateral, or extend the borrower beyond available bank financing. We do not make consumer loans. We have 20 years of experience in this business. Over the last five years return on capital has been in excess of 12% per year. Current loan portfolio totals approximately $7.5M. Our demand for loans exceeds our ability to fund; we are seeking outside investors to participate in the commercial lending business. Monthly income is paid to Investors.
7. RISK FACTORS: Risk factors are those associated with any credit transaction, to wit: decline in value of the collateral due to market or casualty and inability of the borrowers to meet payment obligations. Confidence in the short and mid-term health of the Colorado economy is a prerequisite for this investment.
